Start with the market you're actually in
Local conditions shape strategy. Over the three months ending August 2026, Bradley County homes sold for a median of about $323,000 — roughly flat from a year earlier — but spent an average of 64 days on market versus 46 the year before (Redfin). Supply sits around 4.7 months, inside the range generally considered balanced (Restar). In a balanced market, buyers compare carefully, and the best-priced homes get the showings.
How we build a comparative market analysis (CMA)
- Pull recent closed sales. Ideally within the last 3–6 months, within about a mile (farther in rural areas), and similar in size, age, style, and lot.
- Adjust for differences. Extra bedrooms or baths, finished basements, garages, updated kitchens, acreage, and lake or mountain views all move value up or down.
- Check the competition. Active and pending listings show what today's buyers will compare you against — and what they're agreeing to pay.
- Study the expireds. Listings that didn't sell usually reveal the price ceiling buyers rejected.
- Set a range, then a strategy. We recommend a list price within that range based on your timeline and the current pace of sales.
Why online estimates aren't enough
Automated valuations can't see your renovated kitchen, the new roof, or the fact that the "comparable" down the street backs onto a highway. In smaller markets with fewer sales — common across our rural counties — these estimates can miss by tens of thousands of dollars in either direction. Use them as a starting point, not a price.
The cost of overpricing
New listings get the most attention in their first few weeks, when buyers set alerts and agents preview inventory. An overpriced home sits through that window, collects days on market, and invites the question, "What's wrong with it?" Price reductions then chase the market downward. Homes priced accurately from the start tend to sell faster and closer to asking.
Price-band strategy
Buyers search in brackets — $275K–$300K, $300K–$350K, and so on. Listing at $299,900 instead of $305,000 can put your home in front of a much larger pool of searchers. We'll look at where buyer demand clusters for homes like yours.
Signals to watch after you list
- Lots of showings, no offers: the price may be close, but condition or presentation is holding buyers back.
- Few showings: the price is likely filtering you out of searches — adjust early.
- Multiple offers in the first week: you priced it right (or slightly under, which can drive competition).
