The big picture
After several years of rapid appreciation, Southeast Tennessee has settled into a more balanced market. Prices are holding, inventory has improved, and homes are staying on the market longer — giving buyers more choice and making smart pricing more important for sellers. Statewide, Tennessee's median sale price was about $378,325 in August 2026, up 0.9% year over year (Redfin).

Inventory and time on market
In Bradley County, homes sold in a median of 64 days in August 2026, compared with 46 days a year earlier, and 144 homes sold that month versus 151 the year before (Redfin). At the current sales pace, there's about 4.7 months of inventory (Restar). The median listing price across the Cleveland metro was $380,000 in August (FRED) — notably above the median sale price, a sign that many sellers are still listing high and negotiating down.
Mortgage rates
The 30-year fixed rate averaged 6.95% as of September 17, 2026, up from 6.26% a year earlier; the 15-year averaged 6.26% (Freddie Mac). Higher rates have trimmed buying power, which is part of why homes are taking longer to sell.

Our area's appeal hasn't changed: easy access to Chattanooga and the I-75 corridor, lake and mountain recreation, and median prices that remain below the statewide median. Barring a sharp move in mortgage rates, we expect conditions to stay balanced through the rest of 2026 — a good environment for well-prepared buyers and realistically priced sellers.
