10 Low-Cost Upgrades That Boost Value

Small, high-ROI projects to tackle before your home hits the market.

You don't need a full renovation to sell well. These ten projects give buyers a better first impression and fewer reasons to negotiate. Project costs vary; we'll help you pick the ones that matter most for your home and price range.

  1. Replace or refresh the garage door. The top-returning project nationally for the second year running: an average cost of $4,672 added an estimated $12,507 at resale, about a 268% return (Zonda 2025 Cost vs. Value). If replacement isn't in the budget, fresh paint and new hardware still help.
  2. Upgrade the front door. A steel entry door replacement averaged $2,435 and returned about 216% (Zonda). At minimum, paint it and add new house numbers and a new lockset.
  3. Paint in warm neutrals. Fresh interior paint in soft whites, greiges, or light warm tones makes rooms look larger and move-in ready. It's one of the cheapest big visual changes.
  4. Boost curb appeal. Fresh mulch, trimmed shrubs, edged beds, a pressure-washed driveway and siding, and a few potted plants by the door. Buyers decide a lot from the listing photo and the drive-up.
  5. Update light fixtures. Swap dated brass or builder-basic fixtures in the entry, dining room, and kitchen, and use matching warm-white LED bulbs throughout.
  6. Refresh kitchen hardware and faucets. New cabinet pulls and a modern faucet can make a kitchen feel updated for a few hundred dollars. For a bigger budget, a minor kitchen remodel recouped about 113% nationally (Zonda).
  7. Re-caulk and re-grout baths. Clean, bright grout and fresh caulk around tubs and sinks signal a well-maintained home. Add new towels, a shower curtain, and a mirror if needed.
  8. Fix the small stuff. Leaky faucets, sticky doors, missing outlet covers, torn screens, and burned-out bulbs are all things inspectors write up and buyers use to negotiate.
  9. Service the HVAC and replace filters. A recent service receipt reassures buyers, and our humid Southern summers make a well-running AC a must.
  10. Declutter, deep clean, and stage. Remove a third of the furniture and personal items, clean everything (windows too), and let natural light in. It costs mostly time and makes the biggest difference in photos.

What to skip

  • Major remodels right before selling. Upscale projects typically recoup well under their cost.
  • Highly personal design choices, like bold colors or niche finishes
  • Pools and luxury add-ons that appeal to a small slice of buyers
